Volleys Property Solutions (VPS) is a limited company run by Colin and Lorraine Gregg, who are based near Spalding, Lincolnshire and who have been successfully investing in property since 2009.
Our investment areas are currently Peterborough, Sunderland and South Shields.
We are experienced in purchasing at auction, refurbishing and selling for a profit, as well as purchasing distressed properties which we purchase and turn into safe comfortable homes which we let out for consistent cash flow.
As well as using our own funds, we also offer our clients and interested parties the opportunity to invest in property to achieve a significantly higher return on their investment with us than they would achieve by leaving their savings in a high street bank.
Colin is a people person. He's a good judge of character, and is loyal and trustworthy. Growing up in the North East of England, Colin joined the Royal Navy from school. After leaving the Royal Navy, Colin's professional life saw him in a corporate role for many years as a Health, Safety and Risk Consultant, with an International Engineering Company which took him to many overseas destinations. Colin's calm, positive attitude and sense of humour, in environments which are often fast paced and pressurised, are a definite plus point when working with vendors, agents and investors.
Lorraine, has a passion for helping others, and is full of energy and enthusiasm. Lorraine loves working with numbers and excels when carrying out due diligence on our projects and also when communicating with our stakeholders and prospective investors. Lorraine's organisational and creative skills are always being put to good use, either when creating a financial solution for a vendor or investor, or when creating and cooking wonderful meals. Apart from property, Lorraine's main passions are food, fitness and mental health. Lorraine also spends a lot of her time mentoring and counselling young adults.
We purchase property, typically 2, 3 and 4 bedroomed, mainly in the North East of England, Cambridgeshire and Lincolnshire, predominantly for families and couples. Where possible, at prices below the current market value by dealing direct with the vendor.
Once purchased, we then use one of our professional building teams to refurbish the property to a high standard before letting it out through one of our selected professional Letting Agents, for continuing cash flow. Depending on the amount invested, investor funds are used to: fund the deposit, cover the refurbishment costs, fund the purchase, or a combination of all three. Generally our tenant profiles are: Families or Couples. Our very first tenants, a family with young children, are still in their 3-bed home, 12 years after moving in. As well as providing family homes, Volleys Property Solutions also identify property which may be suitable to house vulnerable tenants. Properties can be specifically targeted, which once converted, will suit the needs of the tenant in a supported living environment. Once tenanted, our teams of professional Letting Agents handle all tenant matters. Our goal is to provide warm, safe homes for those in need, improve the standard of private rental stock in the area, while also providing a steady income for the investor and ourselves and relieving the pressure from local authorities who are struggling to house the thousands an their housing waiting lists.
